The Asset is 100% leased to Starbucks Corporation (“Starbucks” or “Tenant”) with a brand new, rare 15.0-year primary lease term with a 10.0% rent increase in year 6 and throughout each four, five-year option. The Property opened at the end of July 2024 as a build-to-suit for the tenant.

Less than 1 mile northeast of the Property is RUSH Copley Medical Center.  RUSH Copley has served the greater Fox Valley region for more than 130 years, operating as a 210-bed hospital with 500 physicians and more than 60 specialties.
