(“JLL”) is pleased to exclusively offer the opportunity to acquire the fee simple interest in the Tide Cleaners Asset located at 8100 S Mason Montgomery Rd, Cincinnati, OH (the “Property” or “Asset”). The Property is currently operated by Consolidated Cleaners Inc. (the "Tenant"), a national franchisee of Tide Cleaners. The Asset is an original build-to-suit facility and specializes in both environmentally friendly on-site cleaning and customer drop-off for services being conducted at off-site facilities. Consolidated Cleaners, Inc. will be positioned as a lease guarantor (tenant’s parent entity) and features 20+ locations nationally with strong profitability metrics. Having a decade-plus of operating experience, Consolidated Cleaners currently operates in the Cincinnati, Charlotte, Sarasota, and Naples markets. Upon closing, the Tenant will enter into a 15-year, Absolute NNN lease with five percent (5.0%) escalations every five years.
