Jones Lang LaSalle (“JLL”), on behalf of the Owner as its exclusive advisor, is pleased to offer for sale the fee simple interest in a Tier III data center asset located in the Southeastern United States (the “Property”). Purpose-built for the current owner-occupier, the 97,529 SF, one-story facility is located on 26.28 acres and supports 4.5 MW of critical IT capacity as currently configured. The Property includes 16,200 square feet of raised floor space split into two 8,100 square foot data halls.
The Property has 11 MW of existing utility power with the potential to expand its current critical IT load through the construction of an additional building on the excess land adjacent to the current facility. Spare concrete pads are available for additional air-cooled chillers (2), generators (2) and an MV substation pad (1) for a potential utility expansion.
The Owner, the shared services arm of an investment-grade Fortune 50 company, is seeking proposals for it to lease back the facility over a 10-year period under a Full Service Gross (net of electric) lease structure. They intend to consolidate their operations into the entirety of the first data hall and 1,900 square feet of the second data hall (10,000 SF total or 62% of the available raised floor space), with physical cage separations required for their space in the second data hall. They would plan to lease back a minimum of 2,725 kW, representing 61% of the built-out IT capacity.
