Jones Lang LaSalle ("JLL"), as exclusive advisor to ownership, has been retained to market for sale the fee-simple interest in the Bridgeview Industrial Portfolio (the "Portfolio", the "Properties", or the "Offering"). The Portfolio consists of three industrial assets totaling 501,633 square feet. Currently 30% leased to two tenants, the Offering presents investors with outsized value-add upside through vacancy lease-up and extremely well located Chicago assets at a steep discount to today's replacement cost.

Bridgeview, in the South Suburbs JLL submarket, is strategically positioned between I-55 and I-294, with proximate access to the CSX Intermodal Yard in Bedford and Chicago's Midway International Airport. This transportation infrastructure, coupled with outstanding exposure to Chicago's vast labor pools, drove nearly 1 MSF of net absorption to the submarket in 2025 and maintained its sub-4% vacancy rate.
