The entire property is irregularly shaped, bounded predominantly by shrubbery and fencing. The site is bordered by Stanhope Road to the north and to the east by residential dwellings accessed via Kingsnorth Road.


Parcel A

Access to this parcel is via Stanhope Road and comprises the former South Kent College and Linden Grove Primary School, with the remaining structures totalling 27,884 sq ft GEA (2,591 sqm GEA) (03). To the north of these buildings is the former Ray Allen Children’s centre, which was demolished in 2023. To the east of this are the former Linden Grove playing fields (05). Vacant Possession will be made available across the property on completion, save from the changing block in Parcel A. This is held on a license to The John Wallis Academy until January 2029 at peppercorn rent. Parcel A will be subject to an easement from Stanhope Road to the sports pitches located at the south of the site. The two parcels are split by sports pitches and a road owned by the Canterbury Diocesan Board, which provides pedestrian and vehicular access from Stanhope Road to John Wallis Academy. The wider area is predominantly residential, with the immediate area largely characterised by 1960s housing. Parcel B

Consists of ‘Oak Field’, which extends to circa 4.64 acres. This is an open grassed area, accessible by the public (but not designated as open space).
