Jones Lang LaSalle Americas, Inc. (“JLL”), as exclusive advisor, has been retained to market the opportunity to acquire the fee simple interest in the Haw River Distribution Center (the “Project”, “Offering” or “Haw River”), a 579,040 SF Class A logistics facility located at 1325 Truby Drive, Haw River, NC. The Project is 100% leased to Park Communications, LLC (“Park Communications”) with a full guarantee from its parent The Pokémon Company International (“TPCI” or “Company”). The Offering features a new 10-year net lease with strong contractual 3.25% annual escalations, providing investors with a long-term, appreciating cash flow with limited oversight required from a new owner, backed by investment grade equivalent credit.


Fronting North Carolina’s coveted I-85/I-40 corridor, the Project was strategically selected for its connectivity to the Company’s newly-evolved operational footprint in the Raleigh-Durham market. The Company recently signed the largest manufacturing lease in the U.S. in 2025 at Spark LS (“Spark”) in Morrisville, NC totaling more than 1.27 million square feet in addition to establishing a new administrative HQ and kitting/packaging facility in 252,465 SF at The Press in Cary, NC in an effort to centralize and streamline their operational footprint. Haw River will complete the Company’s new supply chain by housing the finished good distribution operation.


Founded in 2001, the Company is the largest subsidiary of the Pokémon Company, both the highest grossing media franchise of all time, grossing approximately $147 billion since launching in 1996. The Company benefits from a diversified revenue stream from sales in all major continents, excluding Asia, and earnings from licenses worldwide. The Company reported $2.2 billion in 2024 revenue and carries zero company-issued debt.
