Jones Lang LaSalle (“JLL”), as exclusive advisor to ownership, is pleased to offer for sale the fee-simple interest in 53208 Columbia Drive (the “Property”), a 117,938-square-foot manufacturing facility located only minutes from I-80 / I-90 in Elkhart, Indiana. The Property is 100% leased to LTI Flexible Products, Inc. (the “Tenant”) who has been operating at the property for nearly 20 years. The lease is structured as absolute net and is parent-guaranteed with 2.75% annual escalations over the remaining 9.2 years of lease term as of September 1, 2024.

Elkhart is the RV Capital of The World, and the Tenant is heavily entrenched in the industry, with this location being critical to them and the OEMs they supply in the immediate area. With 12 assembly lines on site, the Property is only one of the Tenant’s two locations in North America that supports all of the Tenant’s plastic extrusion for the RV industry. Originally 79,000 SF, the building was expanded by another 39,000 SF in 2014 to meet the Tenant’s growing needs to the current 117,938 SF, and current ownership contributed substantially to that expansion. The Tenant’s dedication to the space was shown again when they extended their initial 15-year term early in 2022, adding 7 more years and bringing their expiration date through October 2033.
