$10.2mm Mixed-Performance | 2Q24 Small Balance Loan Portfolio

Jones Lang LaSalle ("JLL") has been retained by the Seller, a national bank, on an exclusive basis to arrange the sale of a $10.2 million mixed-performance loan portfolio (the "Loans" or "Portfolio"). The Portfolio is composed of thirty-two (32) loans secured by various real estate and non-real estate collateral, predominantly multifamily/affordable housing properties (45.0% by UPB) followed by business assets (27.9% by UPB). 

The Portfolio is broken up into three (3) distinct pools: Real Estate Secured, Non-Real Estate Secured, and an affordable housing loan relationship pool. The Real Estate Secured pool contains 12 loans for $4.7mm UPB and carries a WA rate of 7.4%. The Non-Real Estate Secured pool contains 18 loans for $3.0mm UPB and carries a WA rate of 10.4%. The Affordable Loan Relationship is two loans for $2.4mm with a 8.5% rate.

The offering provides investors the opportunity to acquire a diversified Portfolio of real estate and non-real estate secured loans direct from the Lender, a national banking association. The Seller will consider bids on (i) any pool individually, (ii) any combination of pools, or (iii) the Portfolio in its entirety.
