The Loan is secured by the first priority deed of trust on the fee-simple interest in a mixed use property in Denver, CO (the “Property” or “Collateral”). In October 2025, the Loan went non-performing as a result of a payment default. As of October 2025, the Loan has an unpaid principal balance of $10.3 million.

Constructed in 1916 and renovated in 2000, the historic Property comprises approximately 53,000 rentable square feet. As of October 2025, the Property is 66.1% leased to a single tenant with a signed LOI for the remaining space.
