Jones Lang LaSalle (“JLL”) has been retained on an exclusive basis by the Seller to arrange the sale of a $44.6 Million Office Loan (the “Loan” or “Note”). The Loan is secured by the Deed of Trust on the fee simple interest in a class-A office property located in the Washington, D.C. Metro’s renowned Bethesda submarket (the “Property” or “Collateral”). Scheduled to mature in November 2025, the Loan is currently sub-performing with an unpaid principal balance of $44,600,000.

Additionally, since 2015, the Property has benefited from approximately $15 Million in base building and tenant-focused capital improvements. As of September 2025, the Property is 66.9% occupied and features 411 parking spaces via an above ground parking garage. Situated on a 0.72-acre or 31,258 SF site, the Property benefits from proximity to one of the best-in-class office destinations as it is a short two-block, five-minute walk from the 75+ stores and restaurants of Bethesda Row.
