("BofA"), together as co-advisors ("Advisors"), are pleased to present the exclusive opportunity to acquire a fee simple interest in the Franklin Street Properties Portfolio (the “FSP Portfolio” or "Portfolio"). The Portfolio comprises 11 Assets encompassing 16 individual buildings strategically located across four (4) major markets: Dallas, Texas; Denver, Colorado; Houston, Texas; and Minneapolis, Minnesota.


The Portfolio encompasses a total of 4.6 million rentable square feet ("RSF") with a 4.4-year weighted average lease term ("WALT") at 61% occupancy.


This offering presents an exceptionally compelling entry point for investors seeking a large-scale national office presence at a historically low basis per square foot. The pricing represents a meaningful discount to replacement cost, affording investors significant embedded value and a competitive leasing position within each submarket.


The Portfolio is offered with flexibility; however, JLL strongly encourages investors to bid on the entire Portfolio or on a sub-portfolio by market basis in order to be considered a competitive offer.
