(“JLL”) has been exclusively engaged by a joint venture between Harrison Street Real Estate Capital and Bluebird Self Storage (collectively the “Seller”) to offer qualified investors the opportunity to acquire the Harrison Street Alberta Self Storage Portfolio (the “Portfolio” or “Offering”), an institutional quality self storage portfolio comprised of five (5) highly attractive assets strategically positioned throughout Alberta. Totaling 329,919 rentable square feet, the Offering provides investors diversified scale in high-performing, affluent trade areas with strong existing cash flow. Currently 75% physically leased, the Portfolio features in-place cash flow combined with upside through physical stabilization and the implementation of more frequent ECRIs (Existing Customer Rental Increases).
