In addition to proven value-add upside, the Property offers business plan flexibility via a master lease from Tuskegee University, which is year-to-year and covers about 30% of beds at Magnolia for the current AY.

Auburn has grown enrollment by over 3% for three consecutive academic years. Fundamentals have been among the nation's best, as the market is top 10 in both rent growth and occupancy. The University currently faces its widest disparity between enrollment and available housing supply, and popularity at Auburn has never been higher — acceptance rate reached an all-time low of 46% in 2024, compared to 85% in 2020.
