Guidewell BCBS Data Center Sale

Jones Lang LaSalle (“JLL”), on behalf of GuideWell (“Owner”) its exclusive advisor, is pleased to offer for sale the fee simple interest in the Orange Park Data Center, a Tier III+ data center asset located at 750 Oakleaf Plantation Pkwy, Orange Park, Florida (“The Property”). Purpose built for Florida Blue in 2005, the 69,883 SF, one-story facility is located on 15.36 acres and supports 1.35 MW of critical IT capacity as currently configured. The current utility feeds can support 9 MW of utility power from Clay Electric, with two 3,000 kVA transformers currently onsite and the ability to add a third. The Property includes 22,000 square feet of 60” raised floor space.

The Property is being sold as part of a wholistic shift in GuideWell’s data center strategy. The owner-occupier is planning to move 60% of their workload to the cloud, and the remaining 40% to a colocation facility (targeting Northern Virginia). The Property is being offered with a four-year leaseback to the current owner-occupier, GuideWell (Florida Blue). As part of the offering GuideWell is also seeking 800 kW in Northern Virginia to transition into along with 800kW in the Chicago/Columbus market for their disaster recovery workloads (currently in Atlanta), with preference for a partnership with the buyer of the Orange Park Data Center.
