JLL’s Hotels & Hospitality Group, as sole and exclusive representative of the Seller, has been exclusively retained to offer for sale the fee simple interest in the 106-key Residence Inn San Ramon (the “Hotel” or “Property”) located in San Ramon, California.
The Hotel is the only Marriott-branded extended-stay asset in San Ramon and is located next to Bishop Ranch, a 585-acre campus which includes the $300 million City Center, more than 500 corporate users, and 850,000 square feet of retail and entertainment. Marriott International's brand and management secures access to one of the industry's signature global distribution systems, and the Residence Inn brand is a recognized leader in the extended-stay segment. The branding also commands exceptional historical profitability. Hotel owners will benefit from enhanced pricing power as there are no hotels currently under construction within San Ramon, and the Hotel remains one of only seven deliveries to San Ramon since 1989. Additionally, the Hotel can be converted to franchise upon sale, assuming a Marriott-approved operator, which allows for alternative revenue management and cost control strategies.
